General conditions
BOOKING PROCEDURE: Please telephone us first to check whether the week(s) you wish to book is/are available. We will “pencil” you in, whilst you are booking your flights. Once your flight dates are known, please send in your booking form with the relevant deposit or payment in full, as detailed below.
CHANGEOVER DAYS: Most properties are available from Saturday to Saturday between May and October (inclusive) but may be available mid-week to mid-week between November and April (inclusive), subject to existing bookings. We appreciate that flights may be difficult to obtain on a Saturday, especially in peak periods, and for “late-availability” holidaymakers.
(Bookings between May and October, which are not Saturday-to-Saturday, may carry a 15% surcharge). Special low-season winter rates are available for bookings of one month or longer – between 5 – 10 % discount may be offered in such cases.
Properties will generally be ready by 16.00 hours and should be vacated by 10.30 hours on the day of departure. Obviously this depends on flight times and apartment availability. There is an element of flexibility in these times. Sometimes in High Season cleaners may have to enter properties before 10.30 hrs.
We are always pleased to accommodate last minute bookings, if possible, and in these cases, subject to the availability of the apartment, a different start and finish date may be possible. For this purpose, we define “last-minute” bookings as being within six weeks of departure.
For 2014 we are offering options for payment
Option 1: CASH OPTION: Is to pay 30% of the rental amount now. This will be a REFUNDABLE DAMAGE DEPOSIT (see terms below). You will then bring the total amount (100%) of the rental fee in cash. We meet you, collect the rent, show the property & the local area etc and hand you the keys.
TERMS OF THIS OPTION: The damage deposit is returned in full, 7 to 10 days after your departure, so long as:
- You do turn up and do not cancel. If you cancel, then the cancellation policy below will apply to the damage deposit – which you will lose.
- There is no damage, breakage or misuse of the property. Please note that in some cases we have been asked to charge for excessive use of electricity. We indicate that where necessary. We check the property with you upon check in & check out. We also take note of your bank account details in order to make a rapid transfer of your funds.
Option 2: TRANSFER OPTION: (This involves several transfer fees)
BOOKING FEE (20%) & DAMAGE DEPOSIT (30%) – to be paid by bank transfer to ABN AMRO bank – Holland – at the time of booking (NOW) – in Euros.
THE BALANCE: 80%. Due 8 weeks before arrival – in Euros – paid by bank transfer to:

For all bank transfers you must choose the transfer option, which ensures that we receive the full amount. PLEASE CHECK THE CHARGES WHICH YOUR BANK WILL MAKE FOR THE TRANSFER:
We must receive the full amount.
DAMAGES DEPOSIT: The deposit will be returned once the property and its inventory have been checked – within 7 to 10 days after departure. We ask you to fill out a separate form with your bank details – so that we can return the damage deposit. (You may complete this form when you are at the property if you prefer). We will return the Euros to your account – even if it is a Sterling account. Please note that in some cases we have been asked to charge for excessive use of electricity. We indicate that where necessary. We check the property with you upon check in & check out.
If you fail to pay the full balance by the due date, we reserve the right to treat the booking as cancelled, and to levy appropriate cancellation charges.
CANCELLATION: The booking fee is non-refundable. (If you choose option 1 then the damage deposit is also subject to our cancellation policy and will not be refunded). If you cancel eight weeks (or less) prior to the arrival date, then the full rental figure is payable.
BY YOU Cancellation must be in writing, signed by the person who signed these Conditions and the booking form, and will be acknowledged by us.
BY US We reserve the right, in any circumstances, to cancel your booking and in such event we shall refund all monies paid to us. THIS WOULD ONLY HAPPEN IN SEVERE CIRCUMSTANCES.
INSURANCE: We strongly advise you to arrange holiday insurance to include cancellation cover. This can usually be taken out when you book your airline tickets, or, if you prefer, through your insurance broker.
PASSPORTS: Please check in good time that your passports and travel documents are valid and up-to-date.
DRIVING LICENCE: If you plan to hire/drive a car, remember to take your VALID driving licence.
DATA PROTECTION. According to the provisions of the Spanish Organic Act 15/1999 regarding Personal Data Protection, we would inform you that the personal data given to us will be registered in the file for which SHIRLEY DE RUITER is responsible. The purpose of the same is to provide services, deal with the enquiry, and to send by publicity or promotional information regarding the products or services of the company.
You will be able to express refusal of your data being processed for publicity purposes and to exercise the rights of access, rectification, cancellation and opposition in accordance with that established in current legislation, by writing to the following address: Urb.
